Location is good. Service is awful. 
They Don’t replace your towels, we didn’t even get towels on arrival!  When asking reception they look at you as if you are improper for asking!
They Don’t replace the mini 10ml shampoo or soap. The hair dryer doesn’t work and neither does the air con so don’t commit to this is the hotter months. Location otherwise is good for

Only book for your concerned for good location

The position is good.  That's where it ends.
The front office staff were probably the rudest and most unhelpful I have ever experienced.
The room was cramped, dirty and smelly.  I had to put my suitcase on the bidet to open it.  
Breakfast was very average unless you want cakes and donuts.  There were people smoking.

Not so bad.
It’s a good hotel, good organization and in a perfect position full of facilities between Termini station and Coliseum.
Very good.
Good rooms, good breakfast and kind stuff.
Generally speaking good experience.
You can book, recommended.

Good hotel

The dust is included in the price, and if you're not careful, some kind of closet might come out Dracula looks like he's in his 30s, except for breakfast, staff, someone nice, most of us.

Not yet

The hotel is ancient looking and likely hasn’t been maintained in a very long time. The air conditioner/heater system makes an awful screeching noise heard from a neighbours room, my bathroom had a strange water leak from the door frame that had clearly started damaging the floor. The bathroom has a strange smell and the shower took forever to heat up. I found hairs in the bathroom and suspicious marks on the pillow. Noise insulation is nonexistent and street noises are very audible. I would not recommend. Definitely not a 4 star hotel.

Falling apart, avoid

I'm giving my opinion to make the hotel better. The first look when you arrive is great. The attention of the reception staff is also great. I should point out that of the 4 stars that it already has in room 1. I'm in room 611. more accurately on November 11th. The room smells of humidity, the frame of the entrance door to the room rotates, which even has difficulty opening and closing the door. Hot water.... there was no hot water, it was for the most cool and I would have liked a good shower, but according to the answers of the situation I was advised to turn on the boiler. The next day we could not get hot water, if the hot water, and in the hot water pools and in the other rooms protested the same. One hotel!!!! 4 hot water bottles that were in Rome... there was no need to have a full glass of water, but it is not worth it for the customers to have a full glass of water in the hotel, but it is not worth it for the customers to have a full glass of water in the hotel.

Stars that don't shine!

My stay in this hotel was a real nightmare. The room was a claustrophobic, filthy refuge, impregnated with a persistent smell of mold. The towels were wetter than a rain forest, the shower dish looked like a stagnant lake, and the toilet was struggling even to unload a fly. But the worst thing? Risking my life with a background in the bathroom! Almost frosty, I guarantee you that my comfort level is down to the historical minimum. I strongly advise anyone to set foot in this hopeless anthill.

Avoid this hotel at all costs!

Hotel to avoid: dirty, old-fashioned absolutely not the height of a 4 star (at the max would have a right to a star or not even)...my double room had a multi-pointed and broken parquet, broken bathroom door, dirt spots on the walls and dust everywhere.

Nightmarish stay

Perfect location, two steps from Termini station, you'd definitely need a restructured but the room was clean, quiet, all-functioning bathroom and the best thing about the 7th floor panoramic terrace where you can have breakfast.
